1. Ownership Documents:
I. Mutation or Fard Malkiat
A document that signifies proof of property’s possession is primarily required when you register the land, house, or any property.
II. Demarcation Certificate or Aks Shajra

III. Non-Encumbrance Certificate (NEC)

2. Planning Permission Certificate
It is a letter obtained to determine whether or not the dimensions and nature of a proposed growth could be acceptable to the native planning authority. CDA’s planning wing is the correct department for its attainment.
3. Layout Plan Approval Letter
The approved layout plan for the structure of a building or a construction reveals the plan of its basis on the ground floor in response to its drawings. It is obtained from the Architecture Directorate, CDA.
4. Building Design Approval from Design Vetting Committee (DVC), CDA
Design vetting is the method of totally investigating a structured plan earlier than deciding to go ahead with an undertaking.
The Design Vetting Committee discusses requests for approval of Building designs. The Committee approves plans or, in instances, defers them on account of technical shortcomings

A third-Party vetting certificate is for Mechanical, Electrical, and Plumbing (MEP) Drawings, Structural Design and Firefighting Drawings.
These drawings are verified and vetted by professionals who already have registration with CDA.
It is clearly mentioned in the relevant certificate whether the design is in accordance with the Building Codes of Pakistan or not.
8. Building Plans Approval.
A building plan is a set of detailed drawings that show all the floors of a building, including information on the size and function of each area. It also includes information on the elevation and cross-sectional views of the building. The CDA, which is responsible for urban planning in Islamabad, provides building plans for buildings within its jurisdiction. These plans are necessary for obtaining building permits and ensuring that the construction of a building complies with the regulations and standards set by the CDA.
9. National Highway Authority (NHA) Approval (If property abutting on GT Road)
The approval of the National Highway Authority is required for any building or other construction project on GT Road and adjoining lands. This certificate can be obtained from the NHA office.
10. Civil Aviation Approval
A height clearance certificate is obtained to safeguard obstacle-free zones around airports and the airspace required for air navigation. The certificates could be obtained from the Civil Aviation Authority.
11. Utility Connection Approvals:
I. Electricity from IESCO.
II. Sui-Gas from SNGPL.
12. Fire Fighting System Approval
Fire Prevention and Life Saving laws are advanced to ensure compliance so that fireside outbreaks can be prevented. Obtaining a certificate from the firefighting system is an indication that the proposed construction project provides the provision of all fire prevention precautions and fire extinguishers.
13. Environmental Approval
The first objective of the environmental evaluation course– acquired from the Pakistan Atmosphere Safety Company (Pak-EPA) is to supply proponents, decision-makers, and members of the general public with an understanding of the possible environmental results of the proposed motion.
14. Building Completion Certificate
A Building Completion Certificates is proof that the development work has been carried out in response to the foundations and laws of the civic Authority. The Building Completion Certificates could be obtained from CDA.
